“The Adirondacks region is one of the most picturesque and storied locales in the United States,” said DC Roberts, Vice President of Luxury, Farms and Ranches for Williams & Williams. “Partnering with Margie and Adirondack Premier Properties to sell exquisite waterfront properties allows both companies to bring what we do best to each sale. Every property has a unique story and value proposition, and we present that to the market in a way that motivates people to participate. Auction puts urgency into the sales process.”
Since striking a partnership one year ago, Adirondacks Premier Properties and Williams & Williams have sold three privately owned waterfront homes. The first property, the summer home and studio of an internationally acclaimed artist, sold through a pre-auction offer last August.
Last month, two more privately owned Adirondack waterfront properties sold as a result of aggressive auction marketing campaigns. The seller of a rare year-round home located on Ampersand Bay on the north end of Lower Saranac Lake chose to accept a pre-auction offer, while Neil Hopkins, the owner of a 7,000 +/- sq. ft. waterfront home on 2.35+/- acres in the coveted community of Lower Saranac Lake chose to let a live auction determine the final price of his property.
“I was very satisfied with the results of the auction,” said Hopkins. “The property had been on the market for over a year with little interest because of low awareness. Williams& Williams was able to reachbeyond the local market and attract multiple buyers to compete for the property on auction day.”
Partnering with an auction company is still a progressive idea for many real estate brokers. It’s thinking outside of the box, and the majority of brokers and agents are reticent to try auction either due to fear of the unknown or not knowing how to select the best partner. But that may soon change. Top-notch real estate brokers are doing their homework, picking the right auction partner and are closing more transactions and attracting more business.
According to Philo, “I didn’t take the selection of an auction company lightly. I researched every auction company I could find. Williams & Williams rose to the top in every category of my search. I visited their Oklahoma headquarters and met with every executive and every department and was impressed by the level of professionalism and knowledge about the real estate market and the strategy of auction. I felt 100 percent confident they were going to do a good job for my clients and I haven’t been disappointed.”
